375. Today I am pleased to be sharing with you our brand new blog about the Barcelona real estate market and abotuthe economy. This blog will be headed by Pabo Ruiz my brother, (BSc in Economics and International Business). I present to you this latest article hoping yu will follow him and enjoy his analysis.

1.- Los precios se han estabilizado para el mercado de la vivienda en obra nueva.
2.- Los precio de las viviendas de segunda mano se han estabilizado y en 2016 han seguido subiendo confirmando su tendencia de una progresiva subida en 2017.
3.- El precio del mercado de alquiler en España es de los más bajos de Europa.
4.- En España:
En 1950 el 50% de las personas alquilaban.
En 2001 toca minimos con el 11% de las personas que alquilaban.
En 2016 el 15% de las personas alquilan mientras que el 77% compra propiedades.
5.- En 2016 se confirma que ahora hay más compradores adquiriendo hipotecas a plazo fijo y menos a tipo variable dominando el primero en las operaciones. Una tendencia que seguiá este año.
6.- Los bancos cancelan más hipotecas de lo que se presta, se estan desapalancando y haciendo sus balances más liquidos.
7.- Según las perspectivas demográficas de España, la población envejece mucho más rapido que nuestra tasa de natalidad, se prevée una construcción de la vivienda en España de 123,000 propiedades entre 2017-2021, aumentando a 156,000 entre 2022-2026 pero disminuyendo el crecimiento significativamente a 159,000 entre 2027-2030.

8.- Se espera que el mercado compre entorno a 600,000 propiedades al año entre 2017 y 2027. (150,000 de obra nueva y 450,000 de segunda mano)
9.- El precio metro cuadrado medio en España se situó en su máximo histórico en 2,255€/m2 en 2007 y su mínimo en 1,454€/m2 en 2015 mientras que la previsión es de llegar a 1,823€/m2 para el año 2027. Esto será debido a que se espera que el sueldo mínimo no suba exponencialmente y que la capacidad del comprador medio español sea suficiente comparativamente con el sueldo base.
10.- Los fondos internacionales hacen subir los precios del precio por metro cuadrado en Barcelona y Madrid debido a que deben colocar su liquidez haciendo inversiones en un tiempo determinado del año para no pagar tributos fiscales en sus paises de origen. Aún comprando sobre precio entre un 10% y 20% es más "rentable" para estos fondos realizar la inversión que pagar impuestos en el país del que proceden.

This impressive and sleek restaurant located in one the Melia´s hotels in Barcelona has one of the most famous gourmet brothers not only in the culinary industry but in the tv business: the Torres Brothers (Javier & Sergio) lead this oasis within Barcelona: Dos Cielos. The name is a hint of two towers which are exactly the same which takes you two heavens: the twin chef brothers who with their culinary talent take your tasting pallets to heaven. Not cheap as a One Michelin star restaurants, but tremendously chic and impressive to celebrate a special occasion with your loved one. Amazing dessert which shocked me: a Swarovski boxes jewel made out of chocolate, wow!

Can Pizza - Best Pizza near Barcelona Airport

373. I am really considering creating a new category for Best Pizzas in Town. What do you think? I find it difficult to find good pizza here but actually there is a ton of places! My favorite is definitely @Cecconis (although not a lot of choice) but their pizza is the best! @Luigi´s a little cheaper (Menu del día 14,90€) is wonderful and my lat4est finding... @Can Pizza. This wonderful place is located in El Prat de Llobregat (near the airport). Very Italiany looking, wonderful foccacia bread, pizza is really tasty and the desserts absolutely to die for!!!
They are now expanding to a huge commercial unit in Molins de Rei. They must be doing something right!!! Check it out!

368. Welcome to My Blog. This is a very special blog as it is my reunion after more than 15 years abroad with this wonderful city: Barcelona.
Barcelona has 1.608.746 habitants (2016) where more than 15% are foreigners. We have a wonderful weather all year around with temperatures between 14ºC degrees to 29ºC. It is a very safe city where you can walk around, take a scooter and enjoy the city without being afraid or weary all the time.
The prices of rental are a little high but food and shopping are standard and ever good prices can be found.
we have the mountain and the sea, very well connected to all the European capitals and great international connections worldwide.
There is a multicultural gastronomical revolution going on where amazing new restaurants are opening with ever more variety and rich multicultural options. It has all the good things of a city like London for instance without the dull skies! Enjoy and welcome to Barcelona!

Brand New Opening of the Largest H&M in Spain with suprise included!

366. At last February 3rd arrived with the brand new opening of the largest H&M Store in Spain. This Store is very special as it not only covers four whole floors of retail space but has two innovations: Home Goodies known as H&M Home and..... a new vegetarian coffee shop @Flax & Kale by Teresa Carles.
The H&M Home is interesting, it looks like Ikea´s style not too cheap but the candles are cute and the hand soaps too!
@Flax and Kale though stole my heart! All our childhood memories brought together in one single place.
For those Spanish people who remember the good old Pantera Rosas or the Foskito... The Chef Teresa Carles has a surprise for you; she has remade these recipes by using vegan ingredients: Pantera Rosa is called Pink Lady and Foskito is now Moskito with mascarpone cheese. A true delicacy in vegan style! Check it out, but by recommendation would be to wait for a couple of days as it is fully packed with people!
